Sago Plantation is the newest natural gas community in Myrtle Beach… Beautiful Palm Tree themed street-scapes w/ rolled curb and gutters, underground utilities including clean natural gas, awesome Owners amenities center w/ large workout room – huge pool – spa – BBQ area – and all the other amenities that are demanded of a Coastal Lifestyle.

With your lot purchase at Sago Plantation the developer pays your initiation fee to the award winning Legends Golf Course. This comprehensive membership covers the family’s green fees, access to the 30 acre lighted drive range, merchandise discount in Pro Shop, and guest privileges.

Our preferred builders at Sago Plantation are moving Green w/ energy Efficient Heating and Air conditioning with sealed ducts, Low E windows, Sensor lighting (aka ghost lighting), reflective roofing, blown cellulose insulation, and many more energy and Eco friendly materials.

You may ask yourself “How will going Green benefit me?” This is a great question and it is about much more than “saving the spotted owl syndrome”. When you “Go Green” you will realize the DIRECT benefits of a Green Home or lifestyle.

1. Increased comfort and Environmental Quality – With energy efficient heating and cooling not only is the air quality better but it is more evenly distributed combined with the reflective roofing and Low E widows it maintains whatever temperature you are looking for.

2. Lower Operating cost and More durable – With these systems in place your utility bills will be lower and do to the effeminacy the systems last longer and are low maintenance

More tips from SCE&G:
The first step in converting your home to natural gas is to check for natural gas availability in your area by calling your SCE&G Gas Sales office toll-free at 1-866-301-7272. We’ll have a new business representative contact you to check the availability or provide you with the costs, if any, to have a gas service line installed to your home.

Once gas availability has been determined, converting your home to natural gas involves just a few steps:

A local marketing representative will meet with you at your home to decide the appropriate gas meter location and to gather your information in order to create your gas account with us.

A SCE&G crew will install the service line from the street to your home. Digging is required. However, SCE&G will restore your lawn by reseeding and replacing any landscape necessary.

A contractor of your choice will install your natural gas equipment and connect it to the gas meter. You may want to check with us about available rebates and offers, or if the appliance you are converting qualifies for a Federal Tax Credit.

A permit is required for natural gas installations from your local jurisdiction. The contractor installing the equipment will file for a permit with the local inspection department. The permit requires an air-pressure test of your line. If it passes this test, an inspector will attach a green tag. This step must be completed before SCE&G can set and turn on your gas meter. Most jurisdictions also require a final inspection of the gas equipment.

A day will be scheduled for our meter crew to arrive at your home and set your gas meter. They may need access to your home to see the gas equipment or the thermostat. Also, your heating dealer or contractor will want to return and start up the heating system to be sure it is working properly.

After the inspection is complete, call our SCE&G Customer Service Center toll-free at 1-800-251-7234. At least one piece of natural gas equipment must be completely installed before we can turn it on for you. We may need to have access to the equipment and your thermostat.
Now it’s time to sit back, relax and enjoy the comfort, convenience and reliability that natural gas provides.

Nothing Could Be Finer — than Carolina - Myrtle Beach

Posted by whodges on March 19th, 2008

Being among one of the top three states for baby boomer who are retiring and snow birds looking for a place to lay their sunglasses while they pick up a golf club or learn to fish or simply relax along 60 miles of sandy beaches, Myrtle Beach is inviting for those tired of the cold, snow, and HIGH TAXES. ” Did you say my property taxes were only $800.00 a year” I hear from people as they relocate and we review the taxes and details of their transaction. Despite the fact that many northerners are moving here and saving THOUSANDS in taxes alone each year means we are going to see increasing numbers of people relocating to be near the beach and spend fewer hours working because of the affordability of the area. With the cost of building low, I currently have builders providing new construction homes with 1500 heated sf; 3BD; 2-car garage for $160,000. Yes, I have had seniors who are first time buyers paying more for this in rent for half the size. I love being able to help people find a home that makes them happy. I know that at the end of a hard day, I want to go home because this is the only place I can find total relaxation. For me, finding buyers a good deal makes me feel like I did my job. I know the area and the service providers; regardless of what a buyer is seeking, I can help him/her find the ideal home; neighborhood; lender; or service provider. An Affordable Resort Area Investment

Posted by dalejohnsonmb on June 21st, 2007

The Grand Strand area which encompasses areas such as North Myrtle Beach, Myrtle Beach, Little River, Atlantic Beach, Forestbrook, Carolina Forest, Surfside Beach, Garden City Beach, Pawleys Island, Georgetown and Conway is one of the top tourist destinations in the US with nearly 14 million visitors each year. With an incredible range of activities and entertainment, more than 100 golf courses and 60 miles of sandy beaches, it’s no surprise that it has become a popular vacation spot. And now, with the new Hard Rock Theme Park under construction and future plans to develop the old Pavilion site in downtown Myrtle Beach underway, it is inevitable that the area will experience a market increase in tourist activity in the coming years.

The residential real estate market is also in high demand with relocating retirees, second-home buyers and investors enjoying some of the lowest priced resort property on the East Coast. The cost of living according to the ACCRA composite index for the Myrtle Beach area is 96.7, with 100 as the national average. Also, the Myrtle Beach real estate market has experienced high appreciation rates for the past five years. Click here to see a list of the Top 20 Metropolitan Statistical Areas and Divisions with Highest Rates of House Price Appreciation.

However, in 2007 with a flat investor market, escalating insurance costs and higher mortgage interest rates, the real estate market is going through an adjustment period. Through May of this year, residential real estate sales have experienced a 32% decline, most notably in the oceanfront condo market. In the 23 years that I have been selling real estate in this market, I’ve never seen a better time for buyers to be in the market. Opportunities to purchase property at values reminiscent of years gone by abound. One of the websites that I use to check out buying opportunities is found at http://www.MyrtleBeachRealEstate.net. Take advantage of this buyer’s market!
