			<content:encoded><![CDATA[<p>Being among one of the top three states for baby boomer who are retiring and snow birds looking for a place to lay their sunglasses while they pick up a golf club or learn to fish or simply relax along 60 miles of sandy beaches, Myrtle Beach is inviting for those tired of the cold, snow, and HIGH TAXES. &#8221; Did you say my property taxes were only $800.00 a year&#8221; I hear from people as they relocate and we review the taxes and details of their transaction. Despite the fact that many northerners are moving here and saving THOUSANDS in taxes alone each year means we are going to see increasing numbers of people relocating to be near the beach and spend fewer hours working because of the affordability of the area.  With the cost of building low, I currently have builders providing new construction homes with 1500 heated sf; 3BD; 2-car garage for $160,000.  Yes, I have had seniors who are first time buyers paying more for this in rent for half the size. I love being able to help people find a home that makes them happy. With an incredible range of activities and entertainment, more than 100 golf courses and 60 miles of sandy beaches, it’s no surprise that it has become a popular vacation spot.  And now, with the new Hard Rock Theme Park under construction and future plans to develop the old Pavilion site in downtown Myrtle Beach underway, it is inevitable that the area will experience a market increase in tourist activity in the coming years.</p>
<p>The residential real estate market is also in high demand with relocating retirees, second-home buyers and investors enjoying some of the lowest priced resort property on the East Coast.  The cost of living according to the ACCRA composite index for the Myrtle Beach area is 96.7, with 100 as the national average.  Also, the Myrtle Beach real estate market has experienced high appreciation rates for the past five years. Fundamental healthcare begins with an individual or family?s access to a general physician, call it a family doctor or for children, a Pediatrician and for women a Gynecologist. Certainly, for people like me, a good therapist; better yet, a Psychiatrist! But why is it that someone in Myrtle Beach, South Carolina cannot locate a physician that will take new patients?<br />
CityBlog Myrtle Beach, was struck by the frustration that was apparent in Susie Pena&#8217;s (a Myrtle Beach, South Carolina resident) post on May 9, 2007, which read as follows:<br />
<em>I have been here 1 year this June and have yet to find a doctor that will accept new patients. I am very discouraged that there is no avenue for new residents to find out who is available without a lot of labor intensive efforts.</em><br />
Does Myrtle Beach have a physician association or, does the hospital know of new physicians coming into Myrtle Beach that are looking for new patients? It would behoove all communities to have some centralized service that maintains a list of physicians who can accept patients as either â€œnewâ€ or on a rotating basis until the new resident can establish regular healthcare. </p>
